The concept is the rough outline of a project, an effort to place all aspects, goals, aspirations and constraints into a single idea or series of related ideas. In the (slightly extreme) example shown here, the concept is the 'discovery' of a new island paradise. The new island is idealized but naturalistic, with just the right balance of complexity, amenities and surprise while achieving the desired development densities.
